1. In exchange for the promises made by SELLER pursuant to Case Number: _____, BUYERS(S) agree not to institute a parallel civil law suit of the same issue in dispute, in any Court of jurisdiction.
2. It is understood that this agreement does not constitute an admission by the SELLER of any violation of (state)___ Real Estate Commission guidelines or of any applicable laws or regulations.

5. This document constitutes a final and complete statement of the settlement agreement between the BUYER and the SELLER.
6. BUYER and SELLER acknowledge that she/he/they have been advised to consider consulting with an attorney (by telephone if not present) prior to signing this agreement for which reasonable time has been allowed to consider and consult upon the terms of the settlement agreement before signing.
SELLER and BUYER accept and agree to the above terms of settlement.
